8 Things You Didn't Know About Timber Ridge Estates

You already know that Timber Ridge Ridge Estates is luxury living surrounded by the breathtaking mountainscape of Southeastern Oklahoma, combining the best of both worlds.

Only three hours away from DFW, this new development seamlessly intertwines nature and modern comfort to create a serene escape for you and your loved ones.

As if that isn’t enough already, there are a few other wonderful things about Timber Ridge Estates that we want to share with you.

  1. You Get to Build on Your Own Timeline: Allowing You More Time to Design the Perfect Second Home

Your property is your property. This means that there is no set timeline and you can build on your property whenever you are ready. This gives you the opportunity to get to know your property and truly realize your special vision.

Plus, once it’s yours, you can even use your piece of land to camp on. That’s right, you’ll have your very own private campsite in this gorgeous setting until you are ready to build your dream home. Not only that, once you’re ready to build, you get to choose your own builder.

Don’t worry, we have several we can recommend.

2. Owners on Site: We Are All a Part of this Special Community

Brenda and Rob Richey not only developed Timber Ridge Estates, they live here as well.

This means they are completely invested in making sure everything runs smoothly and is enjoyable for all of the homeowners who share in this community.

Their main goal is to make sure Timber Ridge Estates is successful and a wonderful place to live.

Brenda and Rob moved here from Texas several years ago, and have truly made Southeastern Oklahoma their home.

3. Low Taxes: Music To Our Ears

Not only is the scenery out here stunning, the property taxes are looking good as well! Right now our tax rate is about 1.1% of the property value. Of course, that can always change so give us a call to discuss the most current rates.

Don’t let this opportunity to invest in a new build home surrounded by breathtaking views pass you by!

4. Added Income: The Music Just got a Little Sweeter

Another reason to consider a second home at Timber Ridge is that it offers the opportunity for extra income. You are welcome to rent out your home once it is built.

Many of our owners don’t reside here all year long, so instead of letting their beautiful home sit empty, some choose to rent it out for others to vacation at as well.

5. HOA Advantage: Worry Free Living

Timber Ridge Estates does have a HOA in order to ensure the roads, hiking and biking trails are in good working order all year long. It is vital that the roads and trails out here in the hills and mountains are safe for residents.

The HOA also ensures that the fishing ponds are well-stocked and well-maintained. The annual $600 fee is not much to pay for both peace of mind and wonderful recreational opportunities.

6. Pickleball: Some Bandwagons are Worth Jumping On

Not only do we have those aforementioned fishing ponds and trails for all residents to utilize, we have also installed pickleball courts.

Pickleball is one of those activities that folks of all ages enjoy. We are thrilled to have it as one of our recreational options for the Timber Ridge Estates community.

7. Bring Your Furry (and feathered) Friends: Yes, Even the Horse

We love animals, and many of our residents have dogs and cats.

Our equine facilities mean you can even board your largest special companion and enjoy the many nearby trails.

Don’t forget to stop by and say “hi” to our feathered friends in the chicken coops.

8. Outlaw Country: Legendary Caves and a Legendary Run Await

We are certainly proud of our fierce local outlaw legends. Nearby Robbers Cave State Park in Wilburton is one of the best parks around.

There you can enjoy cave exploring, rappelling, boating, swimming and so much more while knowing you’re following in the footsteps of infamous legends such as Jesse James who used the caves as a hideout.

If you’re feeling extra fierce, every February there is a 100 mile race through the park; the Outlaw 100. Whether you blaze the trail or not, it is an amazing event for spectators as well.

We are so excited to welcome you to Timber Ridge Estates so that you can see and experience it for yourself. We invite you to come visit and learn even more about what makes this place so special. Set up a tour today.
